Introduction to Drywall Estimation
Drywall (also called sheetrock or gypsum board) is the standard wall and ceiling material in virtually every US residential and commercial building. Estimating drywall correctly requires calculating not just the number of panels, but also the joint compound, screws, corner bead, and tape needed to complete a professional finish.
A proper estimate avoids the two most common mistakes: running out of materials mid-project (requiring expensive rush orders) and over-buying (wasting money on panels you store indefinitely). This guide walks through every component of a professional drywall takeoff.
Step 1: Calculate Total Wall and Ceiling Area
Add up the surface area of all walls and ceilings in the room. For a standard rectangular room:
Wall Area = Perimeter × Ceiling Height
Ceiling Area = Room Length × Room Width
For a 12×14 ft room with 9 ft ceilings:
- Perimeter = (12 + 14) × 2 = 52 ft
- Wall Area = 52 × 9 = 468 sq ft
- Ceiling Area = 12 × 14 = 168 sq ft
- Total = 636 sq ft
Subtract door and window openings from the total. Standard interior door = 21 sq ft (3 ft × 7 ft). Standard window = 12–15 sq ft.
Step 2: Calculate the Number of Drywall Sheets
Standard drywall panels are 4×8 feet (32 sq ft each). For larger rooms, 4×12 sheets (48 sq ft) reduce the number of seams and labor time. The formula:
Sheets = Total Area (sq ft) / Sheet Coverage (sq ft) × Waste Factor
For the 636 sq ft room using 4×8 sheets with a 10% waste factor:
Sheets = (636 / 32) × 1.10 = 19.875 × 1.10 = 21.9 → Order 22 sheets
| Room Size | Total Area | 4×8 Sheets (10% waste) |
|---|---|---|
| 10×10 ft | ~380 sq ft | 14 sheets |
| 12×14 ft | ~636 sq ft | 22 sheets |
| 15×20 ft | ~910 sq ft | 32 sheets |
| 20×25 ft | ~1,300 sq ft | 45 sheets |
Step 3: Estimate Joint Compound (Mud)
Joint compound is applied in 3 coats over all taped seams and screw dimples. A standard 4.5-gallon bucket of pre-mixed joint compound covers approximately 100 square feet of finished wall surface (for all 3 coats combined):
Buckets = Total Area / 100 sq ft per bucket
For our 636 sq ft room: 636 / 100 = 6.36 → Order 7 buckets
Step 4: Calculate Drywall Screws and Tape
Drywall screws are typically spaced 12 inches apart on walls and 8 inches apart on ceilings. A 5 lb box of 1-5/8" drywall screws covers approximately 500 sq ft. Paper drywall tape is used to reinforce all seams — calculate 1 foot of tape per linear foot of seam. For a standard 12×14 room, expect 50-70 feet of seams.
- Screws: 1 box (5 lbs) per 500 sq ft of drywall surface.
- Paper tape: 1 roll (250 ft) covers approximately 1,500-2,000 sq ft of wall area.
- Corner bead: Count all outside corners and measure their total length. One 8-ft metal corner bead per outside corner.
Drywall Types: Which to Use Where?

|---|---|---|---|
| Standard (White) | 1/2" | Interior walls and ceilings | $12–18/sheet |
| Type X (Fire-Rated) | 5/8" | Garage-to-living walls (IRC required) | $18–26/sheet |
| Moisture-Resistant (Green) | 1/2" | Bathrooms, laundry rooms | $16–22/sheet |
| Mold-Resistant (Purple) | 1/2" | High-humidity environments | $20–28/sheet |
| Soundproof (QuietRock) | 1/2" | Home theaters, bedrooms | $50–90/sheet |
