The Basics of Floor Tile Estimating
Estimating floor tiles requires figuring out the net floor area and applying a layout-specific waste factor to account for corner and edge cuts. You must also calculate the amount of thinset mortar and grout needed to finish the joints.
Step 1: Calculate Net Floor Area
Multiply the room's length by its width to find the square footage. Deduct permanent fixtures like kitchen islands or bathtubs. For a 12x15 foot kitchen:
12 × 15 = 180 sq ft.
Step 2: Choose Your Waste Factor
- Straight Layout (Grid): Add **10%** for cuts.
- Diagonal or Herringbone Layout: Add **15% to 20%** because diagonal cuts at the room edges produce more waste.
For our straight grid: 180 × 1.10 = 198 sq ft of tile needed.
